Let’s start with the Novosibirsk railway station area.

The area around Novosibirsk railway station is divided into the Trade side, facing the front of the station, and the Residential side, located behind the station.

In the fron of the railway station, there is a square and a bus center, where travelers and passengers constantly scurry about, except during the heavy snowfall season.
Along the square there are large hotels, large shopping malls, restaurants, banks and offices, and even late at night it is relatively safe and crowded. However. The area around Novosibirsk railway station is not the busiest. Krasnaya Alley (Krasny Prospekt) and Lenina Street, located 20 minutes’ walk away, are the main streets of Novosibirsk.

Red Avenue and Lenin Street are fashionable commercial areas with boutiques, offices, bars and cafes, museums and the Opera Theatre.
The area around the station is more of a transit point through which you can get to Krasny Prospekt, Lenina Street and other areas of the city.
However, as a transit point, the need for housing is very high, and it is not difficult to find inexpensive real estate. Krasny Prospekt and Lenina Street are barely touched upon in this report.

Back side of the station is a residential area with five and six-story buildings, apartments and condominiums spaced at regular intervals.
Many of the buildings are the size of Japanese high-rises, mostly old Soviet-era buildings in European style and made of brick.
Some of them have already been renovated and covered with concrete or mortar. It is expected that along with new construction projects, renovation of older buildings with solid foundations will continue.
Renovation of external walls and interior renovations will likely be the key to attracting customers. There are quite a few buildings that need some repair.

This apartment is located just back side of the station, close to the tracks. The outside walls are in good condition, and the building itself was built in 1962. Perhaps there was a construction boom there that year.
It is a little difficult to judge what is inside the room, as there are many personal belongings of the current occupant(?), but no repairs have been made. From the looks of it, there has been significant damage to the property. However, it looks like it could be easily repaired with some DIY.

The area around Novosibirsk station is located near a major transport route, so large dump trucks and super-large trucks (they are simply huge!) often pass through it every day.

These high-rise residential buildings are panel houses—a type of housing constructed throughout Russia between the 1950s and 1990s. Their distinctive appearance comes from concrete panels assembled on reinforced concrete frames. Originally part of the state housing stock, these buildings were later privatized.
